@Percy N. I'm planning to contact some family members and friends to see about partnering with them at least for the first handful of deals.  I have done a flip in my market in the past, so I have a tiny bit of experience with it.  Let me clarify my statement about "cosmetic" - I was using that term to include the stuff that you just listed - I consider all that cosmetic, except roofing issues.  Like you said, I want to stay away from structural issues right now.  Paint, flooring, new bathrooms and kitchens are kind of what I'm expecting to have to tackle - as well as landscaping.

I have done some preliminary searches in my area for fixers in the $80k and under sales price range and right now through realtor.com I have found at least 170 properties listed.  I have access to contractors and realtors alike through the line of work I'm in right now - HVAC tech - so I am planning on utilizing some of those contacts when the time comes.

@Sam Shueh credit score is going up, it's currently at a 682 and rising.  Cash position is weak however, that is why I am planning on talking to family and friends to try and remedy that problem.  We have good insurance through the wife's employer right now, but her income alone won't keep us afloat - we do have money in savings, but want to try not to live off of it if possible.

Percy N. That's my plan. SFR flips, nothing special, want to find cosmetic rehabs in mid income areas, no bigger than 3 bed 2 bath. HML's will come later, after I've got a few deals to my name and some cash built up.

So just got some news today from my employer that I didn't exactly need to hear - most likely going to be laying me off at the beginning of October.....

Normally I would see this as a huge problem - no job means no income right? Well I'm looking at it as an opportunity instead. An opportunity to find a job in the real estate world so I can be around it day in and day out. An opportunity to send my business plan out to potential partners and equity partners and get a flip done in the next few months.

All that being said, I've gotta figure some stuff out, and QUICK!! At least my company's owner had the decency to tell me ahead of time and not just spring it on me as he hands me my last paycheck.

I'll put it out there right now - Are there any investors in Arizona that need an assistant? I am interested in flip and fix and multifamily investing. I am a hard worker and have a beautiful wife and daughter to support, whom I REFUSE to let down. Please PM me or post in this thread with any info.

@Paul Santos thanks for the input and taking the time to read my plan. For this plan I followed the outline in The Ultimate Beginner's Guide here on the site. I have also just finished up with an entrepreneurship class as well which went very in depth into business plans. What the class taught me about writing plans is a bit different from what the UBG says. I'm sure I could apply what I learned in the class to the format and structure of my REI plan, however, I decided to base mine on what is taught on this site as it is directly related to investing. That's not to say that there won't be future iterations of my plan, and it's also not to say that I won't take a look at the SBA site as well - I intend on doing this thanks to your suggestion.

@Drew Cameron thanks for taking the time to read the post and plan.  The numbers I have listed are a minimum goal to hit.  If we find that we can crank out more flips per year, then by all means we will.  We definitely don't want to limit ourselves to a set number and upon hitting it cease all action for the rest of that year.  The numbers are there to keep us moving forward and staying active with our business.  It would be nice to hit our goals earlier than planned, but that's why there is a plan in place - so we know what we are working towards.  I feel the future is much more concrete when you have a definitive goal you have laid out rather than just saying, "Someday I will be worth $1M."

@Larry Turowski when we had invested before, we were just kind of the buy and hope type investors.  The business plan will serve as a roadmap to help keep us focused and on track to our goals.  It will also hopefully help to get some equity partners in the near future so we can get the ball rolling again on our fix and flips.  Thanks for taking the time to read it and give some feedback on it.
