Thanks Rich. I'm not far from Casa Grande. My wife and I have lived in Maricopa for the last 10 years. Did a flip a few years back in Phoenix and just recently acquired three rentals free and clear in Lucerne Valley, CA. Looking to leverage those rentals to do more flips and build our rental holdings.

As far as utilities go, I assume we just contact the utility companies that currently supply our services?

Then where would I go as far as talking to people to actually do the construction?

My wife and I own some land in Lucerne Valley, CA. The land currently has one SFR and one duplex on it with room for a second duplex. My question is: who do I need to talk to to find out about putting the second duplex on the property? We have blueprints in hand - so that isn't a concern. We've never built brand new, so we really have no clue who we need to talk to to get the ball rolling.

Let's say you don't have that great of a W-2 income, is the BRRRR strategy still a viable path to take? How much of being able to refi and then purchase a new property is based on the W-2 income vs. income you may have coming in from other rentals? How does the BRRRR strategy work if you are using an LLC to secure the properties/loans instead of your personal name?

I say get your RE license and start selling some houses to bring in money. Then I say make a deal with your parents - you said they are paying for your school and are also nearing retirement - approach them as business partners for your first few properties. Have them help you finance these properties with the money they WOULD be putting towards your schooling and then make them 50/50 partners. This deal would help you secure a few properties, as well as help them add some cash to their retirement plan.

I've looked into series LLC, but my current home state - AZ - doesn't currently allow this setup. I have heard of being able to setup an LLC in your home state and then setup the series in a state that allows them, I'm not exactly sure how this works however.
