Just placed two tenants in the last two days and am sitting at 0% vacancy right now. Had the two units advertised for about two weeks before finding good tenants. Between having all units filled, we will have a positive cash flow of about $1700 for the three units. Now looking for our next deal!!

I'm learning about notes right now. Just met with some guys that invest in notes yesterday and talked for about 2 hours. Very interesting to me. I'm considering adding this strategy to my tool box once I build up some more capital. I really like the idea of being able to "buy cash flow " without actually having to own a rental property.

Mini splits are a good alternative if you want to cool/heat selected rooms and not others. From my experience, they can significantly reduce the electric bill, however, this is in Arizona. They are definitely something to be considered.

Jim Adrian I was going to advise the same thing. They work great in Arizona, but we have pretty mild winters. John Enochs I would recommend hiring a licensed HVAC contractor to do the job. I have done this kind of work in the past and it's not something I would suggest you do on your own.
