I'm in the same boat as you right now @Matthew Ware. Live in Arizona, inherited a SFR and duplex, free and clear, in Southern California, not San Diego however....

We are making gross income of $2495/mo on all three units. Properties are in an LLC and we are looking to get a HELOC or business LOC on them, but we haven't been able to find anyone that will lend to the LLC........yet.

The properties have about $325k equity in total, and we are looking to somewhere around a 50% LTV on them.

Jo Ann Lapin at Hanover MC may be able to help you out, I would give her a call if I were you. I have spoken to her about my situation, and her products didn't work for what I was looking for, but they may work for you.

If you are able to find anyone who will lend to you, would you let me know so I can get in contact with them as well?

Kyle R. Congrats on the success! That's a pretty nice part time monthly cash flow - especially after rent increases and bill backs. I'm also wondering the same thing as Mindy Jensen about the 20% down.

My wife and I may be in San Diego over Memorial Day weekend and would like to meet with an agent for a couple Hours to look at 1 or 2 multi family properties in or around Mira Mesa/Miramar area. We are primarily looking for a 2-4 unit multi. Is anyone willing to spend a little time with us?

Very interested in this. Do you only do loans, or can you also offer lines of credit against equity? This would be for free and clear properties held in a CA LLC.

Just wondering if any of you have used your multi family properties as Airbnb instead of for long term tenants, or a mix of Airbnb and long term. I just had this thought driving home from a buy and hold Meetup last night and wanted to get other's opinions on it. And when I say multi family, I'm talking properties of say 2-6 units. Interested to hear your take on this idea.

Talk to Sundin and Fish.  They do a free consultation.  That's who we just chose to go with for our CPA needs.  I talked with Robert when I was at the office.

Welcome @Joseph Pike! I am an investor from Maricopa and am planning to get my RE license as well.  There are some good meetups around the valley if you are interested in connecting with other local investors. I'm going to one tonight that focuses on buy and hold specifically.
