@Karen S. thank you! The cupboards turned out better than we thought they would - they are the originals from 1976! Gave them a deep cleaning and called it good - we thought about painting them, but decided against it.

As far as the tub, I'm not sure.  We had cleaners come in when we were done to deep clean the entire place.  When we first saw the tub we thought we were going to have to replace it.

@Steve Babiak I like it! And definitely much more budget friendly if the shower is able to be cleaned.  Thanks for the link.

Matthew Lee we actually got lucky in that the stove was already there. Trimming the windows isn't a bad idea, might be something we do later on.

Very interested. Do you loan in CA and AZ? Also can you do a secured line of credit for an LLC?

@Rohith Janga thank you!

@Matt Gragg thanks! We are working with a management company, and basically followed along with what they recommended we rehab.  Originally we had wanted to gut kitchen and bath and do full remodels for both, however, being a rental, we came to the conclusion that what we had to work with was in good enough condition that we could leave it.  I do like the idea of changing the shower handle - however, we were able to save about $600+ by not changing it and the entire shower enclosure and instead giving it a deep clean.  We'll roll with that for now.

If we were going to resell the place, we absolutely would have done updating to the kitchen/bath.

I need to dig up pictures from the flip we did here in Phoenix - we didn't hold onto that one as a rental.  Pretty much gutted the entire thing and started from scratch.

Just wanted to post a few pictures. These are by no means all inclusive, but they do show the quality of work that was put into this project. New carpet, kitchen flooring, light fixtures/ceiling fans, paint throughout, new baseboards throughout, new electrical outlets/switches/cover plates throughout. Not pictured: general yard cleanup, hauled off some trash, hauled away 5+ years of pine needle buildup, painted exterior of detached storage/laundry room, painted all trim.

This property is in Southern California. This SFH sits on one acre which also has a duplex that is ours as well. One side of the duplex is occupied, with the other side vacant and gong back on the market very soon.

Enjoy! Any questions, please ask. We are looking for our next project and hoping to partner with someone on it.
