Which way would you feel most comfortable doing the deal? I'd say go with your gut on it. If you feel like you should find a partner who has some more experience than you do, then find a partner. If you want to go it alone, then take that route. 

The first flip we did, we had a partner (they had zero experience just like we did), but it felt more comfortable to have someone else on the journey with us.

I made my own 10X Planner a la Grant Cardone.  I write specific goals down everyday, morning and night.  These can be the same goals over and over again, or they can change, but they are all longer term goals that I have.

I also write down daily goals, which are called targets - these are things that I need to get done TODAY. For instance, call 2 lenders, analyze 3 properties, touch base with my property management company, etc.  When I accomplish these "targets", I write them down again in my successes section so I can easily keep track of and see what I have done and what I still have left to do.

I have very specific long term (5-10 year) goals that help to drive my specific short term (1+ year) goals.

I was just asking a realtor friend of mine if she knew of any portfolio lenders last night. I need to find someone who will loan on three free and clear properties in Southern California. I will look at 1st Bank. Thanks Stone Jin

Nicholas Baughman I grew up there and have a couple suggestions that no one has mentioned yet. You said you want to keep your property relatively close, right? Have you considered buying an MFR in the Victor Valley area? Hesperia, Victorville, Apple Valley? Properties are cheaper, should cash flow better vs. San Diego zip codes, and will still be within a couple hour drive of your primary. Also, consider Phoenix as well. Just as accessible via a good PM and quick flight out. I live in Arizona right now and have three doors in Lucerne Valley. I can give you the name of a good PM in the Victor Valley if you're interested.

Update: Our property management company has had A LOT of interest in the property since listing it a week ago. Hoping to get it filled here as soon as possible. There is also a duplex that we own on the same piece of land. One side is filled and the other is currently vacant, but has also had quite a bit of interest in the last week.
