I'm kind of leaning towards the boiler system being faulty as well. I'm curious to see what is causing this issue.

John Anderson what type of insurance policy would you recommend? I think we are still going to put the properties in an LLC to have the added layer of protection, but a good insurance policy wouldn't hurt.

Talked with Andrew and he actually recommended setting up out LLC in CA since that's where our properties are. So now the search switches to a lawyer in CA.

Just wanted to post a quick update: we found a company called VIP who we are going to use. They have a 35 year history in the area and gave us a very good impression when we interviewed them. Competitive rates and a good track record of finding long term tenants.

Eugene Leung if you don't mind me asking, does he offer a free consultation? Also, how much did he charge you to setup your LLC?

Long story short - Father in Law passed away recently and left three properties to my wife and I in his trust. We are planning on keeping said properties as rentals. Our trust attorney told us to meet with a business attorney as well as a tax professional in order to set up an LLC to put the properties in so we can protect our personal assets if need be.

Our trust attorney is in CA, where FIL lived, however we live in AZ.  She doesn't know any attorneys here in AZ, so I come to you wonderful people in hopes of getting a recommendation or two for a good business attorney and tax pro to talk to.

We have some questions regarding the LLC as far as taxes, lines of credit and such go.

Maybe my post wasn't clear. We are not interested in self-managing from so far away. My wife and I both grew up in the area where the rentals are, and now are looking for suggestions for property management companies. We are more than willing to travel out there to interview the potential companies in person, but, like I said, we are not interested in managing these properties ourselves and are looking for suggestions of potential PM's.

My wife and I just inherited 3 rentals in Southern California, Lucerne Valley to be exact.  We have no intentions of selling them as they are paid for and in a good location.  

Here's the problem - we live in Arizona and are not interested in self-managing these properties from so far away.  

Does anyone have good suggestions for property management in the Victor Valley area?  I am not interested in using Bluestar as I have found nothing positive about them anywhere I have looked.
