Preston Dahl we did A LOT of the work on our first flip ourselves - it was fun, but EXTREMELY time consuming. Luckily, we weren't dependent on the profit from that house to pay our bills. Our next flip, we hired EVERYTHING out to a GC, we got lucky and found a good one. As Bob Okenwa said, you have to take into account the time value of money. On a side note, that's a pretty nice looking house you found there.

Welcome! I've been in AZ for 10 years. Moved here from San Diego. We've done fix and flip in Phoenix and now have some rentals in Southern California. @Karen Margrave somehow I never saw your post.

The parcel is zoned for it.  Not sure if the plans are approved, they were inherited from my FIL, who was the builder for the duplex that is currently on the parcel.  Our GC would act as project manager, they are familiar with ground up construction from start to finish.  The lot is flat, no grading would be required.

Cody L. Perhaps 'simpler' was the wrong word..... Seems that there is always a way to be creative in every step of a transaction, which is good to know for us newbies. Thanks for sharing.

Cody L. How do you go about decreasing vacancy before you have actually closed on the property? I don't know much about multi family, but am learning as much as I can as this is where I want to end up. I didn't know leasing before closing was an option.

I agree with Joe Villeneuve , it's all about the numbers. My mind works in numbers, so it's not hard for me to pass on something. If the numbers aren't there, they aren't there. It's a built in safety net when you make decisions based on the math. The purpose of investing is to make a significant return on investment, period. Let the numbers be a guide for you - save the massages for when you're on vacation after clearing $50k on your next deal!!

Will Pritchett I was getting the same numbers as you - but as this was my first time using the BRRRR calculator, I wasn't positive I was inputting everything correctly. Looks like I was....thanks for verifying my findings.
