I'm an investor and realtor.  I work with a team at Berkshire Hathaway with decades of experience. We have a few investors on the team and are looking to expand our base of investor deals. Hello everyone,

I'm an aspiring investor and recently passed the NJ state exam. The main purpose of obtaining my license was to gain access to the MLS, open some new doors and hopefully cut some future costs.

To be clear this will be part time to start out.  I am about to start a mentorship in construction management/RE property development to kickstart my my real estate investment career. 

I need to figure out what is the best type of broker for me.  I have an opportunity to work under a team setup, at one of the larger brokerages, where the team leader is willing to take me under their wing, show me the ropes, take me out on appointments, refer me business and we do a negotiated split agreement in addition to the brokerage agreement.  This broker/salesperson is investor oriented and looking to branch out more as a team focused on real estate investment/investors.  

What should I be looking for as far as fees that could affect my bottom line in the beginning.  

Is it necessary to become a realtor?  Can I avoid that annual fee by choosing not to take on that classification.  

Any other suggestions as I interview with other brokers, large and small?   Thanks so much.

 @Brandon Gamblin      There could be a second mortgage, (home equity line of credit) or a mechanics lien (not paying a contractor) or a tax lien (municipality).

What an awesome thread! Took me a while to read through it all. This will be a big help for me when I start bidding on HUD properties in the near future. The G's, Greg and Gordon..you guys have a wealth of knowledge. Thanks for the good info and glad you were able to make peace. Haha.

great post Mimi! Gave me a lot to think about as I'm still learning about REI here in NJ. I didn't expect the annual costs of being an realtor was close to $4000/yr. It pays for itself if you are out there working deals though.

Does anyone know how the "trend assistant" role works with gaining access to the MLS? I heard that mentioned the other night at an REIA meeting as a way to get around getting licensed to gain MLS access.

Can someone please chime in on this.  How can this be possible?  How would anyone in NJ be able to do a flip and only hire contractors?  That would kill investor's budgets. I'm hoping to do flips in the future without living in the property!

Nathan you need to decide what kind of work you do while starting to invest.  It will probably take your 5-10 years of investing before considering living off of your real estate income.  Have you thought about going into sales at the dealership?  That would be a way to boost your income.  If you find another job, you can buy a property a few months after you are settled in at your new employer.  

The more money you make the faster you can save and more financially independent you will become.  

I want to make more moneyso I've started to send out my resume.  =)
