Start eviction now. My guess is utility companies will not extend them credit and they don't have the cash needed to get utilities in their name. Not responding to phone calls is a bad sign as well. Cheaper to start eviction now than later.

I have heard of Sparkrent.com. Never used it but it's an Intuiut (makers of quick books) product. I have researched it and it looks good.

If rent is due on the 1st and I post a 3 day eviction notice on the 2nd, do I have to accept the rent if they try to pay within the 3 days? The property is in Ohio.

I cant find an answer anywhere.
