Bandit signs, I know a new investor who only does bandit signs and is doing deals. Marketing is the heart of the business, it is the tool for digging for deals. You either dig with a spoon or a shovel but what matters is that you're digging, but the better the tool the better the result. Hope this helps cheers!

You're simply looking for motivated sellers. Owners that are in a situation that requires them to sell there property in a short time, at a discount. Think in a perspective of situation, rather then the property condition. In what situations is the seller that requires them to sell their property? Example: Inheritance , Divorce, Tax delinquency, Absentee owner, Distressed properties, etc.

Probate leads can be very rewarding if done right. One way you can find more probate leads is networking with attorneys. Build strong relationships with a group of attorneys and give them business in exchange for referrals.

Congratulations on you're new journey. Buy and hold is a great strategy for wealth building and can be relatively stress free if done correctly. The biggest mistake I see with new investors managing rental properties is tenant screening. Rental properties can be easily managed when done right. I recommend screening all of you're tenants for background/credit check and putting all the right legal contracts in place. Every county has different laws, but a potential eviction could set you up some. To summarize this is why you want to chose the right tenant to protect your investment. I've had pleasant experiences with single family homes, tenants with families for the majority are on time payers and do a lot of the property maintenance. This will keep your investment save and profiting, also pay attention which neighborhood you invest in because this will have a direct effect on your which type of tenant will be most likely to live in the property.

Congratulations on your venture. If you're just starting out and wish to keep a low over head I recommend making a request of information on to the city hall in the area you plan to be investing in. I would start by requesting Tax delinquency list from the Tax department and requesting maintenance and nuisance violations from the building&permit department. It is free if you'd like to keep a low over head. may take sometime and multiple follow ups because it is not normal request they receive but follow up. Under the freedom of information they have to disclose this information. Hope this helps, Cheers!

Real estate wholesaling occurs when a party (the "wholeseller") contracts with a home seller, markets the home to potential buyers, and then assigns the contract to one of them. The wholesaler makes a profit, which is the difference between the contracted price with the seller and the amount paid by the buyer.
in simplest terms you're flipping contracts, by purchasing discounted properties and turning around and selling it to an investor.
