You're assuming Mindy's daughter was interested, Justin.  My 8-year old would like at me like I had two heads and run outside to play.  Still, cheaper than a therapist!

Thank you for the gracious response to my post.  I figured correctly that at least you would appreciate me taking the time to reply and it seems we have good dialog going now.

I echo the other sentiment about starting off in Huntsville.  The distance will make it a bit tougher but San Diego is just too overheated right now.  If you have a deal fall into your lap that doesn't meet a magic formula but can still make money, if Bruce doesn't want it I'll be happy to take a look.

I just park it in my business savings account and find I can make a few bucks while waiting to put it to better use later.  Money Market accounts aren't paying diddly.

Kevin,

No one is touching this because the question is just too broad.  We know nothing about you, not your interests, your travels, where you have connections besides San Diego, etc.  If there was a simple answer to your question then everyone would be investing there, and thus that place would no longer be the simple answer to your question.

No one can answer this but you.  Figure out where you want to get involved and why, then you can come back with a question like, "hey, I have 50k, I live in San Diego, but I want to invest in Elko, Nevada--does anyone have any advice on either Elko or investing out of state?"  That way we can actually help.

Sorry, I don't mean to take it out on you but there's a lot of this on the site and it's getting old.  BP is a wonderful resource but it's not enough to simply show up--the level of your success will depend on the level of your effort.

Thanks, @Bruce May  Yep, I'm trying to get something similar started down here on the south side--we'll see if I can garner any interest.  I've never been in a MM group but I understand they can be quite beneficial, as you attest.

Hello Shannon,

I had a similar thing happen about a year ago--it was frustrating but worth the wait in the end.

One thing to keep in mind is that the reason flippers are able to do what we do is because we bring value to houses that are otherwise down and out one way or another.  The value we add might be completely rehabbing and bringing it up to modern standards, or it could be simply waiting out a lengthy and uncertain transaction on a distressed sale (folks looking for a primary residence to move into would not want to put up with what you're dealing with -- that's why and how you make your money).

Have your agent, if you are working with one, make regular, gentle inquiries on how the process is going, never failing to remind them that you are ready to close.

Well, William, Lou Holtz in a recent commencement speech said we're either growing, or dieing.  I count learning in the growing category so at least you're headed in the right direction!
