Before I get flamed on this thread I was being a little facetious, it's the first time in a long time where I've pulled listing results to see all down arrows. The red down arrows represent the sellers changing their listing price lower than the original list price.

Conventional:

Investment properties (aka non-owner occupied) down payment requirements

SFR 20% Down

2-4 Units 25% down if you own 1 to 4 properties financed

2-4 Units 30% down if you own 5-10 properties financed

I just got this back in November too. If you would tell them 'CPL Mortgage' sent you Company ID #771950 we're a Provident Funding broker so I think we get some sort of credit.

If WA is like CA once your offer is accepted your due diligence period starts and you can get tennant estoppels, appraisals, inspections, etc...

You could probably fight to get a wholesale deal on the MLS but the traditional "system" isn't set up that way. Also showings would need to be handled then due diligence, repair request, inspections, termite, appraisals etc does it get awkward. Option contracts are similar to wholesaling, been around for ever but I don't see option contracts listed on the MLS either...

I have a real estate store in Orange with counter service (Corner of Tustin & Meats) come in or call I'd need the address to pull info and guide you from there. You can write the offer direct to them or go through us whichever...
