Luke I just started to wholesale in OK. Laws have changed since this post. I appreciate the input here. Do you have current updated contracts?

You can really put whatever clauses you want into the contract, but you may have a hard time getting some things to fly if they are obviously weasel clauses. If you'll email me from my signature below, I can send you a copy of a few different contracts I use depending on if it is an REO or FSBO, what have you. I am also, by no means, a lawyer or a highly successful wholesaler. But, I do have some decent experience, and it would be a good start.

@Dominique Green. If you don't mind elaborating on the scam part? There are honest people out there, but for the mentor to commit to the time is key and also your knowledge as to what stage are you in your investor journey. Likewise it also depends on the mentors knowledge. What area of RE investment do you need coaching or mentoring on?
