Verify with a local manufactured home handyman. I'm assuming a metal roof. As long as it's in good shape, you can pressure wash and reseal with Snow Coat or White Roof Seal at most home supply stores. i.e. Home Depot currently sells Solarflex White Roof Coating under $75 for 4.75 gal bucket. Usually 1.5 buckets. If it has old coating that is buckling or peeling, carefully cut it off for clean surface. Roller brush and pole and half a day should do it. Seal the seams and rivets first then go over with a complete 2nd coat. Weather permitting. Obviously, DO NOT do it in the rain.

Hi Ryan, Aaron and others

Like Juan I'm on John's Facebook group through his program. I've been a Biggerpockets member here for awhile but only posted once or twice. I joined John's program several months ago. I read Lonnie Scruggs book and checked out 'Mobile Homes Make Money', too. I was pretty experienced in real estate (did 160 stick built deals over 10 years, was a Russ Whitney/Rich Dad Mentor several years back) but had never done any mobiles. Started May 4, 2013 with my first one and did 15 in 15 weeks, netting around $50k and monthly payments coming in on several totaling another $30k. So, yeah it was good for me.

With my experience, I could have done trial and error to do them since it's just cheaper homes. But why not cut out the trial and error. So I got John's program.

John lays things out well. Baby steps to more advanced over 9 modules. Short videos, audios, forms, etc. Incredible amount of content. Plus answers email questions and has a Facebook group for questions and support, also.

(NOTE: John went on an extended trip to ASIA and still answered questions for people daily. Not take the money and run like many programs I've experienced.)

Rookies aren't left in the dust and more experienced folks can go faster. I'm convinced that his program is amazing and especially a great value for the money. If you can't do mobiles with his material it's cuz you ain't working it, baby!
