#3: (Challenging Route/ Experience gained) - Identify a strategy that allows you to work in a RE Investing strategy with minimal cash outlay, such as wholesaling.  The biggest cost of wholesaling is the initial marketing.  If you have between 2-5K for marketing avenues (door hangers, post mail, print ads, social media ads, and networking memberships) you should be able to generate a few wholesale deals that if negotiated properly can put between $5k - $25K+ in your pocket per deal.  You then would have the financial backing to go out and do your own project while leveraging someone else's capital (such as mine)

#4: (Very Challenging/ No Experience gained) - Keep working and trying to save money from your W2.  Unfortunately, too many newer investors fall back in this mindset, and they can never get off the ground.  Don't become like one of these investors.  Take the risks and do something to gain some experience. Reading books, listening to podcasts, and attending seminars is NOT gaining experience. It's gaining knowledge but not experience.

 I’m beyond grateful for this…literally, I feel like I’m the last one you mentioned there, trying to work a lot of hours to generate income to put towards saving etc, but I’m looking to attend meet ups and actually network with people because I’m more of the type of guys that if I see a deal from hunting, and run the numbers I can bring creativity to the deal…. I have much more to learn and I actually do want to shadow someone on a deal, a rental process or a house flipping process. I’m a fast learner but I’m also a hands on learner as well and hopefully I can find RE meetups which I’ll ask my agent about.. thanks for the advice

I would definitely start with a house hack. If done right, you can live rent-free in a 2-4 unit and get into real estate with less capital. 

Plans are to start with a house hack in mid July/ later July but the market im in, port Charlotte  Florida area, a lot of experience investors are swiping up all of the duplexes around me and I don’t have much capital to get ahead

Hey, my name is Ezekiel and hopefully I can find someone to help, time is closing until I purchase my first rental property where i have plans to house hack, I joined bigger pockets seeking to possibly surround myself around other investors as well so I can network and build good friendships. Im interested in rental properties and im also looking into house flipping. Hopefully im able to meet some good people on here
