It is possible and you can try but the investor can go straight to listing agent. Unless the owners fire the agent.

I am an Atlanta investor and familiar with just about all cities in GA. Stone Mountain, GA is good for rentals but it depends on the exact neighborhood. If there is a short supply of rentals available in the neighborhood of the property, get it. If plenty are plenty of rentals available, I would suggest looking a little more West towards the city. Decatur and North Decatur are EXCELLENT rental neighborhoods right now. 

With this size home I would think the school system matter, with a small home not so much.

First check the age of the building (very good you checked the roof), find out when you will need new electrical, plumbing and cosmetics, calculate and add to expenses on monthly bases. Location of property; it is a cash cow where you will always have tenants or would you have to do a little more advertising (add cost and average vacancy time).

Are you managing the property yourself or hiring? (Think about time v cost/ experience)

Tenant landscaping expense included?

Tenant leases, check those dates and condition of lease and think about legal issues and fees involved

I try to at lease have 15% cash flow of gross rent after everything. Also, in PA you can usually negotiate price down.

I think interest rate is good for your credit score

If that was your goals awesome! I am concerned you might have tenants issues with untiliey slits and some being in different individuals names but hopefully everything is smooth.

It definitely depends on your current financial state and future goals to know where to start with limited time. If you want lump sum profits as many investors do in the beginning, finding a flip/ rehab manager is a good way to make money while having detailed reports on the process.

@Brandon Low Insurance company of the driver should handle this and have engineer inspect property. I would be concerned about the possible water damage, do what you can to control and keep any receipts and record of that effort. Also, be sure to take pictures after storm to add to damage claim.

In investing things happen I was in the middle of a flip, with the wood frame put up 2 days before a storm and a heavy tree branch fell and destroy back of home. Had to redo the work and clean up from storm which cost 3 weeks and $10,000. As long as returns are coming in solid and you have education and passion, over all it will be fine.
