Able to double my budget to $100K for something...
Cash buyer and want to close fast.
For $100K need to have 2bdr and preferably 2bth or 1.5bth.
Close to downtown as possible, but in a good area.
Needs to cash flow as a rental.

What markets in specific will be prime to take advantage of the conditions he is talking about?

So if I understand it correctly...
1) You pay off the past due taxes
2) You take over the tax lien on the property
3) If the home owner does not make full payment on the tax lien that you now own, within 1 year, then you now own the house outright?
Or is that for "tax deed" states only?

Perhaps there is more room for the owner of the house to offer a discount if he only has to pay out to the selling agent?

Seems the first problem with Amarillo, Texas is actually getting there.
So out of the way from even Dallas and flights to AMA take super long / expensive.

I would NOT discount the property.
Keep it at $113K and find another buyer with a different bank who will get a new appraisal with a new appraiser.
