So FYI as a follow up on this from 6 months ago...I got a hold of the collections agency and just paid the stupid bill of ~60 bucks.  Today my loan officer pulled my credit and it had shot back up to right around 800.  So in case anyone else runs into something similar, this is how it worked out for me.

We are in the process of painting all of the trim/doors white on a house built in the 90's.  Definitely worth it.

Just wanted to say as a new investor I appreciated this thread.  Received some rosy pro-forma data on a 10-plex and market rents are about 25% less than pro-forma.

Thanks for all the advice everyone...one other point of curiosity. Has anyone ever lowered their thresholds for buying a certain property (e.g., monthly cash flow per door and COC ROI)? Curious if my standards of $100/door & 12% are too high.

@Julie Marquez, wow 2 years. That is a long time. But I agree that waiting for a perfect one is better than settling for something w/ a bad ROI and negative cash flow. We will continue looking and waiting. Since my wife wants to learn to, I gave her a new market we are semi-familiar with and have family in to start working for leads. Hopefully between the three areas we are focusing on, the right deal presents itself.

@Account Closed  Being stationed in Hawaii has made it harder for us to do deal finding the old fashioned way of driving around in our markets.  We may start trying the mailers next to start driving leads.
