@Nick C., we have the ability to pay w/ cash on certain deals depending on the price.  Most of the larger properties we look at obviously can't be all cash. If we find the right deal, we would pay cash.

@Jonathan Schneider  I have tried not to low-ball offer on anything, but I have put in offers lower than asking on properties sitting there...but people seem to continue to hold out even knowing their asking price is out of bounds...

@James Masotti, I agree there is a correction due...hopefully it comes soon since we are in a good position to buy up properties when it happens.

Hey all,

So we've been at it for many months looking for a deal and gotten close a couple times but haven't had an offer accepted.  The niche we decided on was small multifamilies. We've been looking at 4-plexes in Colorado and Missouri because we know the areas. But so far we haven't had an offer accepted and there isn't a lot coming on the market currently. 

Any one else been in a similar boat where you analyze something everyday, put in offers and get goose egg.  Gets frustrating at times.  Just wanted to vent and hear others experiences.

I can feel your frustration...I am in a similar boat but I am looking for small MF properties in Colorado.  Most of the state is over priced currently in the towns I know and there is limited stock of MF homes.  But don't be discouraged...like others have said, look everyday, change your strategy a little and keep at it.  It is a marathon and will get easier as you get more experience.  Best of luck.

Hi, I know this is an old post, but I have been looking for buy/hold deals recently for small MF (2/3/4plex) homes in Colorado.  Mainly focusing in the Springs, Pueblo and FoCo/Loveland areas.  

Hi. I love the site but have issues with the market place portion. It's hard to see what is newest and also hard to filter & search for things in there.  Would like to see update so it could be filtered by state, category, etc like Craig's list.

@Brent Myotte thanks for the info as well as everyone else.  Will just keep doing what I do and move on with a hard lesson learned and hopefully someone else can learn from my mistake as well.

Thanks for the feedback everyone.  I am still upset about it and appreciate the feedback. I called the company and spoke to a supervisor and got told tough luck basically and to call the collection agency. Called them and the lady was actually very nice and understanding but she really couldn't do anything but take my payment. $64! Ridiculous such a pain for such a petty amount.  The company had my phone and email but never reached out.  I plan on calling the company again and trying to work it with them. Maybe someone will be kind. Otherwise it's on my record for 7 years which just sucks.  

Also what is weird is the collection company stated they called 74 times over the last year.  I asked what number and was told mine but I have never received a call. Does anyone know if Verizon blocks those numbers?

I may actually consult a lawyer to find out if anything can be done.

Hey everyone. So we've been looking at a property and went to go get prequalified. Both my wife and I have had high (800+) scores all of our lives, but when my credit was pulled we found a nasty surprise. Apparently fly the utilities on one of our properties had sent us a bill to an old address and bc we never knew about it it went to collections.  I just finished paying the people but can anyone give me advice on what happens now? It changed my score from 800 to 600 something bc it sat there in collection for a year and I was never called or notified.  

Very frustrated and not sure if it matters what I do?  Is there any way to resolve it with the credit reporting companies? Or am I stuck with a bad score bc of a $60 bill that got missed?
