@Calvin Liang my first thought would be; what will the municipal authority require? Many areas have remodel standards, sometimes a dollar amount, that when triggered cause a cascade of required upgrades to current codes! and depending on configuration of apartments that can mean firewalls between units, all the way through the attic and roof. Also, it is amazing what becomes unusable in a bad fire, even concrete block walls can get hot enough to become unusable

@Adam Scheetz on single family?

Largely depends on age and condition and how long you will hold a property. Long term you end up consuming roof's, hvac's, flooring, cabinets etc, so if  you want to buy and hold figure on around 40% of your gross rents goes to expenses.

Many folks use 8% for r and m and 8% for capex, and are happy if they come back less

Historic fluctuations around 2%, we are at record lows so hard to imagine lower. Potential factor will be  where we are in the physical cycle. We always overbuild this segment and vacancies go up, but 5 years, you might be ok. Check out Ian ippolitos website for some good info on the cycle

could you set it up as an escrow item(credit from seller) and use a written estimate for the after close repair escrow?

I would like to know how the $9500 was arrived at?

I priced an install in florida, 2012 and it was $28k with the local power company subsidy

The most important number in the entire economy is the cost of money, so our decade of artificially low interest rates have created an economy based on an artificial input. How well the jenga tower holds up to the removal of the base block is anyone's guess. Somehow we have to transition back to "normal" rates and actually pay for the 08 crisis. This transition will cause untold pain throughout the system as investments that made sense at low rates will be stress tested. Right now I am wishing we would have taken the icelandic model approach and let the banks fail.
