 we are very late in the r.e. cycle, and not good timing to be starting a development project, unless it is very affordable type housing

another vote for Abigail's advice!

I might add, money is quickly becoming more valuable, so if it not an emergency, do some short term cd's while you figure out a strategy. 10 year treasuries just broke past 3% and more rate hikes are forecast for the near term

costtobuild.net is pretty good, but i have only used it for sfr. I would guess add $25 per sq ft for commercial, and all the additional requirements. Much less expensive to build duplex's per s.f. cause you avoid firewalls, sprinkler systems, ada requirements etc.

Just get a seller to sign a sale contract, bring it and your earnest money to any title company to initiate the deal. If seller needs/wants representation, suggest a r.e. attorney who will typically check contract and offer advice for a few hundred bucks. much bigger challenge will be finding any properties that meets your criteria. Keep an eye out for situations that most might overlook, like re positioning, rezoning, finding a property that you can add units etc

@Matt Hendrickson, re agents work in a super competitive space, so part time is gonna be very difficult...unless you have access to a large group of people you can network in person, like your church group or similar tight knit group that will support you. It will absolutely help your investing efforts but also not free, obtaining, keeping  a licence plus possibly fees to be with a broker

Yes, solvent based acrylic i believe, super stinky stuff but 2 years in on a total shower spray job still looks great. My only advice, remove the fixture trims instead of spraying around them
