A garage adds value. It's a desirability factor when you sell or rent the property.

When you apply to AIR BNB to be a host they apply for the license. I'm still waiting for mine and I've been a host for a year

Building a team is not easy so always ask questions, plenty of sales mens on here. 
With PM you want to ensure that the company is working for you and not going to nickel and dime you. Read the contract property and try to not get locked up into anything long term. PM's can make or break you in this market.

Are you currently working with an agent? They will run the comps for you as part of their service in helping to establish an offer to present

Be aware of those agents that charge you for this simple service, then repackage it as something grand they have done for you. They are out here

Ever heard "Money Talks"
It's that simple. IF you're buying a home a $50,000 neighborhood don't think you'll get doctors, engineers as your tenants. 

There's no secret sauce to real estate. Its location and price. Then the question is IF you cannot afford $100000 for a quality neighborhood can you put up with the issues a lower price neighborhood will bring you? Lower class tenants. More turn overs.

No LLC, keep it in your name.
Banks look more favorable on properties owned in your name incase down the road you want to pull out equity/refi. 

Also you save money when you do your tax returns as you don't need to file another return under an LLC

There is money to be made in every market, it all depends on the asset you buy thou.
May investors look at MF while some have good luck and returns other experience higher turn overs because managing two families in a single property is difficult. Plus we aren't here to be adult baby sitters.

I've always pointed my clients towards SFR as turn overs decrease massively. Average tenant stays 2yrs plus in my properties. They take care of all expenses. I just worry about TAXES and INSURANCE.

IF you buying $50000 Cash homes in Cleveland, they will require work OR they will be in war zones. Take that $500000 spilt it into 2 x $250000 down payments and buy in a C area at the least.
