bought first property round september. Property mgr told me it may take like 2 weeks to rent. Its january 21 and nothing. Supposely there is a gas problem.... I dont think thats the problem. I think pseg construction takes forever to go there and my property mgr sucks! I always haveto call gor updates and all he says is he has sent the form to pseg. And when i call pseg..they say property mgr hasnt filled out form correctly...been goin on for 3 months lol. Ive been very patient because the property mgrs in trenton nj suck! And i dont know no others... If anyone is in the trenton area...can you please give me some info on property mgrs.. im losin so much time and money and ive been paying insurance and taxes. If someone can direct me in the right path id appreciate it very much and when i am a experieced investor i promise to help from what i know to biggerpockets!! Thanks so much

previous landlord doesn't mind how they paid as long as they pay. Ive met tenants. Scary looking. They pay on time with no problem

would you accept cash from tenants? how has that been? would you have a property mgr take care of that for you ? i am about 1hour away from the house im thinkin of buying at a good price..75k with a 1,200 rental income. owner says tenant pays on time..but cash. any thoughts or advise will be appreciated. thank you.

Theyre selling a house for 26 k. comps are about the same. no need for rehab as everything is good to go. seems like a great investment opportunity. my question is..do i get a bank loan and pay for this house? or do i pay in cash..as i got the funds for it?..
also .. should i worry about how long it will take to get my money back or should i just focus on the rent pay out..which in this case would be about 850 a month.
