Write your postfor a single family house under 70k in central nj..would it be worth to get a hard money lender? and at what inrest rate would something like that be? Banks dont lend in nj to houses that are under 75k, and thats my problem, because id like to use a loan to get this cash for a nice rental income, but dont want to use my money...even if i had it 100%. Any advise would be great..as i am a new investor but also new to the hard money lender subject.

@Nicole Cotrino Yes.. im happy with them.  Took care of buncha things that needed to get done..but most of all they reply back to you..whether it be by text, email or phone call. They know what they're doing. im looking forward to doing future projects with them asap.

im in the NEW jersey area, and have heard home depot home improvement has a good deal on hoe repair finance line of credit. Just wondering if anyone else uses this credit card or if i can get any recommendation as to which is the besT? thank you

can you achieve financial freedom through REAL ESTATE?!?     I know YOU get what you give.. and im willing to do my best and give it all i got!  Just read a post of someone saying in a few years you can achieve financial freedom..  just wanted to hear from someone who actually is free..(in the millions) and let us know that yes it is possible..  That i think wipes out all the FEAR of investing and buying your first house and this and that...    fear sucks! but great comments and motivation , esp bigger pockets is the positivity!  Love the web site!

are private money lenders good? whats the diff between them and banks?  thanks

thank you .  alot of the internet is very misleading and i would never choose that route.

would it be smart to invest in a property telling the banks its for you when  its really for a investment property?  the down payment is totally different!   from 4% to 20% !

i know alot of people do this..  your thoughts?

I love bigger pockets because the same day i started the forum...same day i got contacted by new mgmt team who so far has been great. And i hope they take over every mgr who sucks in trenton..specifically the ones on broad st. If you look them up ...check reviews first on broad st. Dont get suckered in... all those guys have bad reviews. I will keep you guys posted as to what happens with my property and will give out info on real mgrs..that actually communicate. Bigger pockets is legit and we have to share info.

woudlnt do any good ..but once the smoke clears im going to file a lawsuit. These people shouldnt be managing anyone! They will get put out of business...
