@Adriel Hsu thank you for the info. I didn’t end up buying the units since the seller wants money hard day 1. Back to square one! How much for the 14 units?

What is the benefit of forming an LLC in Wyoming and Nevada vs the state where the property is located? I am also in California and looking to purchase out of state ( currently looking at Ohio, Texas , and GA)

Find a partner who can put in the capital or There are private/hard money lender that will let you put 10% down payment and  they will finance 100% rehab cost. keep in mind the rate will be a lot higher and they charge point (2%) but they can close fast and you might be able to negotiate the purchase price even lower. Like Mark Allen said there are a reason why is sitting on the market for a while. Please do your due diligence and call reputable property management company and contractors  as a second set of eye.

Hi Asela . Thanks for responding . I don’t see a lot of post for Garland here. Cap rate is not great at 6% but I think there is potential since owner paid all utilities . Do you manage in Garland ?

Hello everyone. I come across an opportunity to purchase 16 units in Garland Texas close to Garland High school . Any thought on the area? Does anyone has multi units experience in Garland Texas ? What is the typical rent for 2 bed 1 bath? Can you guys refer me to insurance broker and property management in the area ? Thank you in advance .

Hi Alex, thank you for the referral. What is the typical price per door in Beaumont ? Area code 77701( Oaks Historic District )  specifically. I heard some people said to avoid this zip code . 

@Minh Le. Did you end up closing on Beaumont ? Like to hear as I am looking to buy MF in Beaumont. I am from out of state and not familiar with the area. Can anyone comment on buying MF close to Oak Historical District? Major street is between  Hazel and 7th?
