As a wholesaler. I have gotten some good Buyers from myhousedeals.com. That being said, just like anything else, due diligence is needed on both sides and if it works, great! I don't have the premium membership but then again, my network is large enough to where people send me deals regularly. Perhaps I should look at the site more as a Buyer. In the meantime, it's just a tool so I am not sure if the premium membership is necessary. I would think it wouldn't hurt to try it out for a month and see what you get.

Sounds like a lot of extra work. Would be interested in the results to see if it was worth it. Wouldn't be viable if you are sending out volume.

I would say it depends. Wholesaling effectively takes quite a bit of effort. I have a team that does most of the work for me but still, that doesn't mean the work still isn't there to be done. That being said...
If you have no capital...by all means, learn to wholesale but meet some contractors that are trustworthy along the way so you can start learning what your Buyers are seeing. Effective wholesalers understand their Buyers worlds. This is the number one problem I believe with most wholesalers as they really don't understand what rehabbers go through to make their money, especially in more costly projects.
If you do have capital, consider getting a rental or two that are small rehabs (under 20k) This allows you to not only get cash flow but think through the process all your wholesale Buyers are going to be going through. It may not be as extensive as their jobs but it gives you a feel at least of what they may go through on a smaller scale.
Wholesaling is fun but labor intensive. Make sure you learn your Buyers world as intimately as possible to ensure solid success!

A question I would ask is are you looking for cash flow or to flip? If you are looking for cash flow, you could go almost anywhere in Atlanta and find deals that make sense with the massive volume of neighborhoods in this city. I would suggest finding a market that is easy to work with for your team or your schedule because while easy to get into, the management of it becomes a differentiating factor.
If you are looking to flip, that gets a little dicier as the market is hot in a lot of areas and so it is critical to make your money when you buy as there is a lot of emotional buying happening now in the 'hype'. I am seeing this literally every day at this point where deals numerically do not make sense but are being swallowed up.
Sandy Springs is a great area but generally high end and a bit tougher to find a deal in without really diving heavy into that space. Are you looking for the higher price points specifically?

You may want to consider running them through skype. Skype allows for inbound and outbound calls and you can get them local numbers. You can also track all their calls they are making and receiving as well. We have used it with great success for several years with all of our VAs.

Atlanta is still a good cash flow market but it is in spots. Remember there are five million plus here with every kind of neighborhood imaginable minus oceanfront. There are cash flow areas inside and outside the perimeter but working with local help is the best way to find them. No need to be in warzones either. Also depends what kind of numbers you are looking for.
