These questions come to the forefront of nearly every Real Estate professional I have met when the subject of virtual assistants (VAs) comes up. At a recent REIA meeting I spoke at, the top three things people said about VAs were Cheap, International and Hard to Understad. So the stereotypes are alive.

We use VAs heavily in our business and has worked very well for us. However it really isn't something to go about loosely and takes planning and preparation to get long term success out of it like almost anything else. We have six VAs with an average lifespan so far of just about two years working with us, a couple longer.
It's about relationships with a team member and not just someone doing tasks. Most people, virtual or not eventually lose momentum when their focus is just doing tasks vs being part of something bigger than themselves. People are people no matter where they are. And like anything else, it usually takes some effort to find the good ones. There is no shortage of VAs offering services that they really aren't qualified for but again, we see that locally as well.

Interesting tread. We buy to wholesale and renovate in all sorts of parts of Atlanta. The whole East Atlanta area from Cabbagetown through Kirkwood/Oakhurst is all A-B class properties nowadays except for some specific little pockets that will take some more time to come around or where the location is too close to the interstate to pull strong values. The south side of 20 has a lot of simialr areas. Some parts are closer to B-C quality but it can change by the streets so no one neighborhood is 100% solid. We have two currently in Cabbagetown which is a hot area but some people would say the houses are too tight. It just depends on so many factors. Historic West End is nice as we are purchasing one there. Same for Adair Park depending on the street. There are other areas as well that are doing nicely. In the end, the street and the neighboring street in each direction in my opinion will drive the quality/class of property and price point in town. That's been our experience. We like doing intown deals!

Jon Holdman Atlanta is a nice market for cash flow because you can invest at different price points and still accomplish your goals. You can cash flow houses as cheap as the 20's (war zones not included) to the 200's+ and still make money depending on if you pay cash or leverage. There are a ton of options still available even with the competition from the funds in town. Having clear goals and then finding the areas and price points to meet those goals takes some work but the dividends can be excellent. Atlanta is a diverse city and we have been glad to see the returns us and others have made investing here. Do your homework and it can work out very nice. Many people feel the same way as there is a lot of competition here right now.
