Hi All,

I wanted to see if there's any investors in the Richmond, VA market (particularly Chesterfield County) that could potentially help me feel out a few ZIP codes. So far I'm looking into 232252322423234.

My goal is to focus on SFR buy and holds and maybe a BRRR here or there, under $150k or so. I'm also up for wholesaling deals to local investors. Based on my analysis it seems like Chesterfield is growing nicely, and I've driven into the area to get a good in-person feel and definitely think it's a great nearby market for me to get started in. Initially I was checking into Charlotte, but I feel a market within a closer driving distance is better for a new investor such as myself.

It seems to me that focusing in on the Midlothian area should provide a good start. However, I'd like to get your opinions on the area, and if possible, any areas that I should also check into/avoid.

Of course, I'd love to network with investors in the area as well! I'm happy to help in any way possible with the skillset I have in exchange (I'm a full stack developer, so I love focusing on data!). I will also be a licensed agent soon (passed the tests - waiting on the application response!). Whether that be offering deals up, grabbing comps or maybe helping with automation, I'm all ears.

Thanks for starting the discussion and all terrific suggestions above. Another area you could consider venturing into is Fort Mill/Rock Hill. Significant amount of growth in these cities which has been spurred by Charlotte growth, however you do run into issues with higher taxes for non-owner occupants. Good luck in your search! I would definitely vouch for Mint Hill/Matthews area. My wife and I bought a project that we just finished up in Matthews and it was very easy to find good renters if marketed at the right price.

You might also give some attention to the cities north of Charlotte that are now much more desirable locations to commute to Charlotte since the expansion of I-77 is almost complete. Locations would include Davidson, Cornelius, Huntersville and Mooresville. Since these cities are all considered part of Lake Norman, rents will be high as will house prices. I suspect they'll be some decent near-term appreciation.

 Thanks for the suggestions! I have started to branch out our search a bit into surrounding areas as well, to get a good feel for the market.

Hello @Finn Cardiff.  @Michael O. gave some good suggestions already.  I will second University area and Mint Hill.  I feel values in some of the areas you mentioned are pretty high, which may cut in to your profits.  While good school districts can pay a big role, I would not only consider the top districts.  There are plenty of families looking for a nice property in good areas all across the region.  I think people are more concerned about crime rates of areas than school districts.  

Type/style of property is not as big of a factor as location and cosmetics.  I would suggest working on building your team.  Find a good Realtor to work with who is very aware of the areas around town.  Also find a property manager you want to work with who can give their opinion on rents.  They should be able to lead you in the right direction.  Best of luck with your search. 

Thanks for the tip on school district vs. crime rate - this was one thing we were curious about. Currently working on building out our team. Thanks again for the advice!

Its a short drive from the airport and the Amazon distribution center, way cheaper than Charlotte proper and I think if you can get in early on properties the upside is pretty high
