I, and many of my students, have done fixers. I like all kinds of real estate, but my buy and hold strategy I used over the last 27 years is the gold standard of investing..........when used with my kind of buying of groups of older homes on a single parcel.

Don't jump off a tall building yet.
Do you know what max rent HUD Section 8 will pay for your house?
If not go to https://www.huduser.gov/portal/datasets/fmr/fmrs/d...
Choose 2017, your state, your county, number of bedrooms. It will tell you the max rent they will pay. Note that I lots of Section 8 tenants. For example a 2 bedroom max rent Section 8 will pay may be $1050. I have some of these rented for $1050 and one tenant pays $50 of their money and the rest is Sec. 8, one pays $ of their money, and another pays $400.
Credit is almost never good for my section 8 clients but I rent to them all the time. Think about it. If Section 8 pays 1000 and the tenant pays $50 there is not a lot of downside to you on the rent. In blue collar areas, like mine, a $1000 rental probably requires a 2 people working at service type jobs to make the rent. I would rather have more guaranteed rents from HUD
At my high point I had $250 rental homes in Northern Calif (simple homes in blue collar areas). I have had just as my bad non Section 8 tenants as I have had one on section 8.
Don't expect good Section 8 credit scores. Better to us what their portion of rent is, why they are moving, reference from last landlords.
Lastly, I have found my Section 8 tenants stay with me for a longer period of time.
