Let me give you a simple direction to start. I love helping my students, but several years ago, I realized I could not do it one on one. Not enough hours in the day.

So in addition to managing 200+ SFH in Northern CA and doing live seminars (30 years), I began writing books (260,000 published and sold).

My latest, THE REAL ESTATE FISHERMAN (2016) is my most focused and a fun way to look at investing.

THE REAL ESTATE FISHERMAN   Published 2016.  Available in bookstores and Amazon.

I have been investing in real estate for 50 years and teaching it to my students for 30 years.

At my high point I had 260+ single rentals in Northern Calif. I did not buy them one at a time---takes too much time. I bought them in groups. This is what I teach. The down payment on a group of 5 or 6 small houses on a single parcel is about the same as you would pay on a single home in the suburbs.

I have done many flips but realized years ago that is just like having a job. You pay the highest tax on ordinary income and you pay social security tax on the profits also. You don't get the tremendous tax benefits and cash flow that you would get from long term rentals....year after year.

My 5th and most recent published book (2016), THE REAL ESTATE FISHERMAN is my most focused book on the above subject. In it, I go into detail on one of my properties, Cherry Street....6 small houses that were hugely profitable for 26 years and continued to be profitable may years after selling (I carried the financing).

Let me offer you a way, way more simple approach to investing that will not cost $10-30,000 (that is crazy, really).

As with anyone, I would thoroughly check them out if you are going to be taking serious advice from him or her.  

I tell people meeting me for the first time to google me find out everything you can about me and my type of investing.
