@Elliot Smith and @Matt Bowler: Have either of you used their IP Marketing? I have been doing my own mailers but after seeing Sharon Vornholt's interview with McKinley of OLM, I am ready to give them a shot. The IP Marketing idea seemed extremely powerful and I would love to try that out. Any thoughts there?

Very broken thread but...

I have been using Intelius for phone number look-ups on FL properties (for my mailer returns), Correct numbers seem very sparse. Well under 5% of the numbers listed are correct. And most of that is on names that I can verify as the right person (includes a middle initial, past address, spouse, etc.). I have not used other services yet so I can't compare, but under 5% correct numbers means a lot of calling on my part and so far I haven't gotten to anyone I want... :(

I've been talking to people in the northern area of Pinellas county (Dundein, Crystal Beach, Tarpon) to get a feel the REI potential. Looking at a few a off-market properties it seems like the smaller ones in good areas have great potential, but only for major rehabs - simple floor and paint jobs just don't have margins to make sense. Does anyone have recent experience in the area as to ARV vs. purchase margins you've seen?

Any insights for the area would be greatly appreciated! Thank you.

So @John Thedford, just to be sure I understand, as you see 935 it is only OK to mention your lending services if it comes up organically as part of a conversation with one or several people (regardless of whether you are in any group or organization)? But, even if you are in a publicly accessible private organization, you would be in violation if you just told the group that you provide lending services? Regardless of what any lawyer could/would/might argue it that the basic result you see with it?

Not quite getting that myself @John Thedford. Is there an issue with the provisions listed in section 4? Not sure what you are referring to?

Welcome to BP @Brianna Hernandez. I'd highly recommend that you spend a good amount of time researching marketing techniques. I made the mistake of thinking because I had an easy transaction on the first go around (literally a few signs and several text messages and I get almost $2K!), that I could just slide in. I just started a mailing campaign now and have committed to mailing each month (sometimes twice a month) for the next 7 months.

Work hard, honestly, and good luck with your efforts!

@Mike Lynch, not sure if I missed it in the above, but did you discuss a premium price for these concessions (they definitely are confessions on your part)? Premium price, renting out the whole space (as previously indicated), or increasing the rent on both sounds perfectly reasonable. If you can get it that is...
