Dave, welcome to BP... Love your story. We should definitely chat... I am from the same parts as you(Iowa and South Dakota).. Go Jackrabbits ;)... I've been investing and selling investment properties(1-4 plex, up to 150 unit multis, and fairly large SFH portfolios) for the past few years... The Multifamily space is extremely hot right now in the Phoenix market... Most of the A class properties in A Class areas are going to be selling at 4-6% true Caps. There is all kind of product out there with reposition opportunities where you have the ability to bring them to 8-10 caps but these deals are tyocially in C-B areas. Steve, I have traditional lenders who will lend 70% ltv in your current situation with still very low interest rates.... I also have private money guys who will do 80-90% ltv but 12-18% interest. We have a plethora of good properties here in Arizona still if you have interest. There are also some smaller bulk portfolio deals out there that may interest you... Best of luck!

This can easily be done, I've never put an investor into something that he wouldn't make a 7% cap or 10%+ cash on cash return.. contact me if you want some examples or spreadsheets to take a look at.
