Hi @Chris Mury,

I have been looking around at places in St. Aug to Airbnb.  I was curious to how your experience has been here so far?  How big is the property that you are renting out?  Thanks for any info!

There are a lot of properties now on the market too as people see 2019/2020 as maybe a recession, meaning we are peaking in the real estate market. I have rentals in 32205, Murray Hill area, which is on fire right now.

My wife and I have purchased and flipped 20+ homes and she has sold 353 homes (on her own) and over 500 with partners, during her time as a Realtor in Jacksonville. I would choose a strong up and coming community that will appreciate better in the long term.

Depending on where the property is located in 32218 would be a judgement call on its value. Learn more about values in any zip code using this tool.

Thank you for the link to that tool, I have never seen that site before!

@Lesley Resnick That rehab turned out amazing, great job!  Can you provide the staging company you use?  How long will they keep it staged?

I just went under contract on a flip in Mandarin that has some unique layout features, need some opinions on what and how to renovate, do you have any interior designers you use or recommend?

Thanks!

Hi everyone

This is my first post to BP outside of my initial intro post.  If I am in the wrong area please let me know.

I am currently in Jacksonville market. I have a question about a property that I am looking at purchasing.  I went and looked at it today and it has had all the dry wall taken out and is down to only the studs.  The insulation has been taken out but all plumbing and ac is still there. The house is fairly new, built in 2006, so ac and water heater are still in good shape.  I found all the cabinetry in the garage along with granite but a few pieces of the granite were broken during removal. I will be talking with a contractor but wanted to get some opinions of the forum on cost per sqft for the rehab from the studs.  Thanks for any input you have.
