Thanks Cliff - I'll send you some details tomorrow. I'll also consider posting in the marketplace and see what happens. Rent-to-price ratios will all fall somewhere between 1.00-1.25%.

I have a handful of rental properties in some of the nicer neighborhoods in Kansas City - Waldo, Belton, the northeast side of Raytown, etc.
I'm considering selling two of three of them, and wondered if anybody had some advice on whether or not there is a good market for other investors, perhaps from outside of KC, to purchase them at a price that would be attractive to me, but still priced below what I would sell them on the MLS.
I'm not in a distressed situation, but would like to take advantage of the hot market - ideally without having to kick my tenants out.
Has anybody sold to out-of-state investors? Or am I better off booting the tenants and just listing on the MLS?

I went to the UScashflowrentals site, and as a Kansas Citian, I have to say that those houses aren't in areas that everybody would be comfortable investing in. One of my investment criteria is whether or not I'd be comfortable placing my own mother in the property as a renter. I wouldn't even consider putting her in any of these units. They may cash flow okay (with Section 8 renters) but there would be very limited upside in the long-term.

Hi everybody -
Long-time stalker, first-time poster here. I've really enjoyed reading the expert blog articles and spending hours going through the forums. This site really is an incredible resource.
I've completed two buy and hold deals this year and am looking forward to revving things up in 2012. I have a brother who has done really well over the last few years, so I've pretty much just followed his model. I'd love to network with other KC investors and talk about how we can take advantage of all the great opportunities in this terrific Midwestern city.
My primary focus is on long-term buy, rehab, and hold projects in Jackson County, specifically Raytown, Independence, Lee's Summit, and South Kansas City. I stay out of the war zones.
