@Don Montgomery I wanted to inquire on your comment on how you utilize FB to look for private lenders. Are there any concerns or issues you've had to address with SEC rules regarding marketing to Accredited Investors?  Thanks in advance for the insight and sharing information regarding your marketing technique!

@Jared Jenkins  I have used both Capital One and Bank of America.  BoAmerica has worked well for me when doing funding transactions with lenders.

@Chris Martin Thanks for the info.  I didn't go through with this deal because my gut was saying that I shouldn't.  (So did a couple other peoples guts!)  My question, can you explain to what possible issues you saw with this?  If I was your protege and brought this to you, what would be some things we would discuss?  I would really appreciate anyones thoughts on this...

@Jonna Weber It is a lot of information to grasp, sometimes feels overwhelming and I often find myself flying around the site with no ideal where I'm headed.  Trying to structure my intake of the plentiful information available!

Hello, BP community!  I would like to start off by saying that I am proud to announce that I am now a BP Pro member!  (I am not a Pro at investing yet, that will take time and sweat equity before I reach that level!!)  

But I proudly state I am a Pro in and for the community.  I say that I am a Pro for the community because I consider this a small contribution to the hard work that @Joshua Dorkin, @Brandon Turner, and the whole BP team that makes this site available to us all!  I happily pay this small fee to continue to enjoy and absorb the information I and all newbie investors thirst for to get out there and get started.

I have listened to almost 1/3 of the Podcasts and have been astounded at the wealth of knowledge that is shared amongst it's members.  It is taking me time, but I plan to get through all the podcasts before the end of May- hold me accountable to this BP family!  I attempt to read all the information I can regarding the RE investment industry, but I don't think there is enough time in my lifetime (and I'm only 35), to catch up to the years of work contained within this site.

I post about this on my own, not expecting nor having received any type of compensation for my thoughts, but I wanted to share this with all my fellow newbies out there who are on the fence about paying for a membership.  You will spend more money on other things that will yield you no return, but the additional perks that come from a paid membership are worth far more than the fee paid.  As it is my duty to serve this fine nation, it is my duty to fuel the machine that feeds our RE-related businesses!

I look forward to growing with this community and sharing my experiences as they come.  For now, I encourage all Newbies who are posting and asking about the value of a paid membership, take a step forward and invest in your education.

@Rick H.

Thank you for the advice!  If I understand you correctly, you are suggesting that I need to consider if paying taxes on this deal is money well spent compared to a deal that I could get OPM on?  Is that right?

My thoughts were that my purchase price of this property was going equal the cost of paying off the liens, let's say $9k.  Can I not use hard money to fund the purchase and rehab of this project?

Hey BP community!  I am in negotiations with an Out of State property owner that is trying to get out from under a property.  The owner and spouse bought into a property several years ago they found on eBay.  Anyways, they didn't know until afterwards that there were five years of back taxes due on the property.  Not concerned about the details of how and why they bought this but an opportunity has come up, I think..

Property is vacant and they are just racking up the unpaid taxes and nuisance liens and now they want to give me this property- JUST TAKE IT!  I plan to but have never dealt with this type of situation so am asking for advice from any experienced investors out there that don't mind chiming in.  

Property is vacant and needs work, not sure how much because I am not going to waste time visiting the property until I get a signed contract back from them, which should be in the next few days.  It is in a rental neighborhood which average home values are between $50k-$60k and rents average $700/month.  

The total taxes due to clear title are $18k and I plan to work on negotiating it down.  I think that if I can come out of this and produce a nice rental and stay within the $50k-$60k range that this would be a great income producing property.

What does everyone else think and what other things do I need to consider given the details I have provided?
