@Chris Ntwali  The following group requires paid membership, visit their website at JaxREI.org for the calendar, group events, and other information.  There is a meeting tomorrow and a seminar this Saturday, hope to see you there!

Didn't know about them, thanks for the info.  I'll check them out and let them know that @Kevin Schulte referred me.

@Penny Clark @Yvette M.

Thank you both for your inputs!  So even without any documented Lease Agreement, an eviction process is still required to clear the tenant?

@Danielle Fattizzi Welcome to BP! I am new to the area and the REI arena here in Jax but have to say that there are many great investors I've met that are happy to share there knowledge and experience. In addition to Jax REIM, there is also a Jax-REI group, both are great groups and provide monthly meet-ups and training opportunities. Hope to see you at one!! Welcome to the Jax FL team!!

I would like some advice from the group on how I should approach this situation. I am negotiating a property that has a tenant who has been living there under a verbal agreement with the sellers late husband. The tenant has not made any rental payments and the seller doesn’t want to deal with this person. Do I have to formally evict the tenant, even though there is no written lease agreement, once I take ownership of this property? Look forward to hearing from you all!

@Jay Hinrichs, @Rick Pozos, @Account Closed

Thank you all for the advice, my gut was telling me the same and I was going to get away from this situation anyways!  To address my initial concern regarding the person, am I going too far in being a good samaritan in wanting to help he investor who may not be aware their name is being stolen?  What would anyone recommend?  Let it go and hope damage is not done to this person's name?  Just looking for recommendations on this?

Hi BP community!  I reached out to a supposed private lender from a marketing campaign I came across via FreedomSoft.  I googled the name and it lead me to an investor from TX, cool.  All the profiles I read of this person leads me to believe that the individual is caucasian, no problem because ethnicity is never a deciding factor when doing business.  The only reason I bring this up is because when I finally talked to this person, he sounds of Asian descent.  Not to profile anyone, but this alarmed me especially when I expected to be talking to a person with English as the first language.

I need help because I am concerned that a hardworking investor's identity may be compromised and someone may be taking advantage of NEWBIE investor's, like myself, who are eager to build a business. I will not advertise the name yet, I need advice from the community on how I can validate this supposed-lender and if I should put the name out there to alert the actual person; granted my concerns are valid.

The person in question is not part of the BP community, I looked, but I was hoping that someone knows this person and may be able to assist me with this probable issue or at least alleviate my concerns and validate that this supposed private lender is legitimate.  Any advice and/or recommendations is appreciated and thank you all in advance!

Have a fine and blessed day BP!

@Don Montgomery Thank you for the clarification.  If you are willing to share from your toolbox, how do you use FB to market to Private Investors?
