I would be interested in this tool. Do you have it available yet?

I generally work in rentals, but my father has some land that I want to help him develop. It about 5 acres on a lake with a road running through the middle of the land. It has a small house hooked up to utilities on it that would need to be demolished. It is in the middle of suburbia.

Would it be better to just subdivide it and sell the lots? I looked at the subdividing requirements, and it would split into 4 lots nicely. I would partner with a  developer if I was to develop it, but how do I learn enough to know if the developer is good? How do I know what the deal should look like?

What resources should I research?

Thank you!

I'm a buy and hold cash flow rental investor in the Charleston area. I already have commitments during the time of this meet up, but I'm very excited that you're doing this and would like to come to future meetings. Please put me on your list to contact in the future. I will directly message you my details.

Thank you.

I I would love to see a map with rent to value ratios and cap rates overlaid! Or just a searchable database of either of these things would be great! Really any data that speeds the process of getting to know the numbers in a sub market would be very helpful.

Has anyone seen something like this?

I need to figure out my search criteria this week. What rent to value ratios have you been finding in the areas around Charleston? What other benchmarks are you setting when you search for properties?

I am also in Charleston and looking for networking groups. I have been to some meetup groups but I'm wondering if there are some others. I am interested in small multifamily rentals.

Thank thank you Anton. This will be very useful for me as well. How do you find average rent to value?

I think that in my life situation if I can find properties that will reliably cash flow, then I will be able to build out enough equity over the long-term to meet all my goals.

Forrest, I would also pick a primary focus of equity growth or cash flow (of course try to maximize both).  Brad had some great ideas on locations that I agree with.  In my experience, NChs will cash flow the best or have the higher cap rates, however, has seen much lower long-term equity growth in general over the last fifteen years compared to some of the nearby communities that do not cash flow as well.
