Hi...I'm curious if anyone have applied for a type 2 str in San Antonio for an Air B&b in the 78213 area.
If you have, how strict/lenient are they and how long did the entire approval process take? Any info would be greatly appreciated! Thanks.

I have a property in Castle Hills; the city has my complete work summary/scope of work description...was approved and issued a full rehab permit.
Three main areas; I removed three walls and replaced with proper lvl's and support post's according to IRC and AWC tables and charts, turned a 2nd floor attic into liveable master bathroom & walk-in closet and expanded the adjacent room for a bigger master bedroom, and got rid of a bedroom floor above the family room to turn family room into 2-story ceiling height. Mind you the permit is issued for all the above...
I figured I'd reach out and request a partial pass framing inspection to confirm I'm good to go so the plumber & electrician can fasten whatever's needed considering most is all new framing. Inspector comes out and obviously"green" automatically defers everything to..."you're going to need an engineers letter".
So now I'm looking for an engineer who's not going to break the bank. Does anyone have any references or experience with ones in San Antonio? I'd greatly appreciate the referral. Thank you!

My emotions are already on the edge being my 1st flip...but, now to add the timing of this economic shutdown...I'm really on the edge. Not to mention my budget obviously went a bit over as I've read many, many times that generally happens on your 1st flip.
...to add to this; on Valentine's day I just closed on my second property in Castle Hills...so I really need to sell this finished one ASAP.
These current times call for unique strategic tactics I'm sure...I'm wondering if anyone know of or have any personal experiences with an agent who is a hustler / creative thinker / go-getter...?

First and foremost, thank you for taking the interest & time in opening up this post to read!
I'm a NAVY Veteran who last September took all my equity out if my inflated Southern California home and chose to begin my REI journey in San Antonio, Texas. I closed on my 1st property in November and my 2nd this past Valentine's day.
The 1st; was a 70% hml with my own capital including the 30% and full 75k rehab(took 4 dumpsters, previous original homeowner from '85 was about to default on his second mortgage...they left everything behind and everything on the property was completely neglected...I even poured a new driveway). This house is a 2,503' sq. ft. beautiful corner lot on a .25 acre w/an inground swimming pool purchased for 163k and prior to the sh*t hitting the fan, AKA corvid 19...I was going to list it for 310-320k. I'm about 99.5% completed...what are my options? Should I go ahead and list it or are there any alternative's that could be beneficial? Carrying costs is about $1,400/mth
The 2nd; is a 277k outdated gem already appraised at 440k thats going to take about another 75k in rehab. So far only demo has been done which includes the installation of 3 lvl beams to completely open up the 1st floor layout. Now that we're about to move all my efforts over to this property since the 1st is complete...my wife and I are nervous to begin to drop that 75k into it, because of the unknown corvid 19/economic forecast. The problem is, this properties holding costs is about 3,300k/mth. Because I'm new to REI...I'm respectfully wondering if there are any intelligent/savvy alternative's that could be beneficial to my situation?
