@Mindy Jensen I am always present even if the tenants are home, I want to see what they do, no matter if it takes few hours I am there. 

By law posting the require notice, I can legally go into the unit. I usually will not if the the tenant expresses that they would prefer not to.

@Lora P. I'm not sure, I would always put 650+ but two months ago, one of my listing was removed due to the credit score being there as requirement, I was shocked, since I've been putting it for the last 5 years or so.

no, it's a waste of time if they don't like the property or if they don't qualify.

I have paper applications or they can fill out an application on line. 

right now I'm escrow for 8 new buildings. Totaling in 140 units. Economy right now it seems a bit strong

Thank you, for your advise I will try this out when I get work requests.

I agree I have a key, I will just need to post a 24/48 hour notice of intent of entering premises.

Thank you, I don't like ignoring, i like taking care of my issues promptly, to keep the tenant happy and the property in good state. But I love this idea of they want a different hour I'll bill them for the after hours subcharge and I pay the reminder

I agree, with you people want to be present and I don't mind, that I have several buildings and half of them tell me I need to be there... I did get a text back saying OK.

My issue is they want me to accommodate them by making appointments after 5 when they get of work... which most vendors charge extra because it falls under after hours, my in house handymans work from 9-5 every day except weekends. 

If they want to be there fine, but they need to accommodate to our work hours. That's my opinion

I was told that putting a credit score minimum, is Fair Housing violation.

So now I put the following

Must have good credit, 

Must make 3x the rent

Must provide verifiable income proof

No Evictions, bankruptcy, judgements

2 per room + 1

I just bought a 12 unit complex in Studio City, the previous landlords were not keeping up the property. 

When I took over I was bombarded with maintenance requests, which I told them "Okay, I will put this is in, and I will have someone out here tomorrow or the following day between 9-4" their response "Can you do another day, in the evening?" So it's frustrating they want to be present, I had an HAVC tech check out an AC, he knocked on a tenant door, he told her I'm here to check the AC, she responded "I don't have an appointment with you, you may not come in" i had texted her about the AC two days prior.

Is it fine if I ignore complaints, from those people who request things but then don't want me or my vendors to come in?

This is a non-rent control property... should I just do a hefty rent increase to kick them out.. or just give her a 60 day notice to move?

How to deal with tenants that do not want you to enter without them being present?
