@Russell Brazil I thought it was something along those lines. I'm not interested in becoming an agent at all. Nothing against agents. I know that they work hard on their business and trying to work to be an agent while being investor seem to me like too many irons in the fire. I commend real estate agents.

@Matt K. I agree. Most of the information you can find is online through some tool or search engine. I feel you could utilize your agent better to know all the specifics on a property you are interested in so you can free up yourself for other aspects of your investment business. 

I think there is a lot of misunderstanding on getting a license just to have access to the MLS. Also you have to worry about the legal and ethical ramifications on trying to sell or buy a property as an agent when you are trying to invest. I know there are things you can and cannot do.

Question for you BP Community,

If one goes out and gets their Real Estate license do they automatically get access to the MLS? It was my understanding that you had to be affiliated with a real estate firm. Similar to being sponsored by a company so you can have access. I always thought if anybody could get their license just to have access to the MLS then a lot more people would do it. So to prevent flooding the market with people who are only interested in the MLS and not selling houses you had to be affiliated with a firm. Is this correct? I would love to hear an agent's point of view.

@Russell Lavoie I would like to know this as well. This is my plan for the near future. I did hear Mindy Johnson on the Bigger Pocket podcast say that when they do a live in flip that they try to reserve a room or two that has no rehab work. This way when things become too much and you need an escape you have a place to go. Not sure how this works with young kids.

Hello @Julius Robinson, Questions for your question. Do you have any obligation to this agent? As in she is a friend or someone you are connected to outside of real estate? If not why keep pushing with this agent and not find another agent who is willing to work with you? That seems like the better option to me. I've heard it said multiple times that you need to build a team that is willing to work with you and is on the same page. She sounds like she doesn't want to be apart of your team even though she knows your needs.

Hello BP Community,

So I'll get straight to the point. My wife and I are planning on selling our current home so we can dramatically lower our mortgage with another house that is half the cost of our current mortgage. We plan on moving in to a single family home and want to bank the difference to invest in to our first property. While living in that house we want to renovate it and apply the BRRR strategy.

We are also considering a plan B where we sell our current home and move in to a duplex. We are looking to fix up the duplex while we live there and rent out the other side. Once we get the whole house renovated we plan on renting out both sides and repeat the process on another property. 

My question is this, can one typically house hack a duplex as you would a single family home? I know it may ultimately depend on the laws in that state and the loan you are approved for but I'm curious and would love to hear from anyone who has or knows somebody who has tried this strategy. What was your or their experience from it?

Welcome @Joseph Casazza! I'm going to have to agree with @Andrew J Kleeman. The podcast and the youtube channels are a must. If you get the opportunity attend some webinars on the site as well. There are so many books but again Andrew makes a great recommendation with, "The book on rental property investing". I have also heard some great guest on the podcast that say that though real estate books are the go to for many investors some emphasize the importance of good business books because ultimately this is what you are creating when investing in real estate. Good luck brotha and will be seeing you around.
