I have a property that I am interested in purchasing with a partner in the Somerville/ boston area. ROI 18%

Cash Flow: $1000 M $12,000 Y

It is 700k. Would I be able to get a hard money loan or better off in private lending from an investor? We are looking for down payment/earnest money and looking and providing the sweat equity.

Greetings, My partner and I have come across a property that is 1.2m listing price . It would be or first investment property together. We are seeking an investment for down payment around 200k. Roi is 14% annually. We would need to purchase this property at around 900k to make the most money. It is a 7unit 8 bath apartment with 6000sq ft and 4parking spaces next to the city of Boston. Greetings,

I have a great idea that I share with a partner of mine. It is for a fully performing apartment complex in a nearby area. I have some investors in mind to fully fund the project. I am looking for major contributions. What are my next steps?

Should I focus on creating the team for this deal, or should i approach investors to see how they want to invest their money?

Also, what kind of metrics should I be able to answer to for investor presentations?
