ABM Always Be Marketing

I've been targeting accidental landlords on Craigslist to see if their interested in selling.

This week I've started sending yellow letters (if you enter yellow letters or direct mail in the search bar for several articles and discussions) to expired listings.

Next up is a direct marketing campaign to absentee owners.

When I run errands I take different routes through my farm area looking for For Rents and FSBOs.

I also have a website to direct leads to. I need to work on getting ranked higher on google for it to be more effective.

Is thee a way to way to find the market value for houeses in an area?

For example houses in zip code xxxxx typically go for $200k - 250k.

I have someone who is selling a house and a development lot in My area. His asking price is $290k for both. I'm not familiar with land to even assess its value.


I'm not sure if I should look it as one deal or separate the two. Put the house under one contract and pitch it to cash buyers who buy SFH and put the land under a seperate contract and pitch to buyers who buy land. Or get both under one contract. I would be doing this as a wholesale. The land I'm ok with taking a bird dog fee on if separating the land deal is the better strategy.

full disclosure: I am a board member of a REIA in Salt Lake City, Utah.

Different REIAs are set up and run differently so it's good to check out more than one to see what works for you.

We're a non profit. None of the board members are paid and are elected by its members each year. The fees our members pay helps to cover things like maintains our website, room rental ( we have about 80 - 100 attendees each month) etc.

our speakers aren't there to pitch anything or up sell to a more informational class. The speakers we have are other local investors or real estate professionals sharing their knowledge. We do have sponsors that present their business I.e. Insurance providers, roofers, electricians.

I would see if the others clubs allow for first time visitors to attend for free. That will give you a chance to chat with other regular members to what their experience is. We allow first timers to attend our meetings for free.

That's why I'm shifting my focus to land lords who are no longer looking to be land lords instead of calling people who are happy to be landlords and just want to fill a vacancy.

The eviction court and contacting property managers suggestions are going into the plan. Thanks for giving me two ideas to work with.

is anyone successfully marketing to people who are tired of being land lords and would be motivated to sell?

Any tips and advice on finding them and having the right marketing plan to reach them?
