If the whole purchased amount is not provided within the time frame given by the court, the deposited amount is forfeited.

I'm looking into financing options also as there is a Sheriff Sale coming up next month and well over 460 properties up for sale.  Since I do not know (1)who will show up and (2)what the bidding wars will be like, I'm wondering if there is a lender out here (PA) that is willing to provide access to say $[X], which will be my total limit. 

Thoughts?

Jay, I'll connect with you. Interested in learning how that works also. In fact, I'm reading a book that teaches on this, although not from an REI perspective. Powerful tool if you do it correctly.

Thanks @Nancy Brook. I also entertained the idea of buying a multifamily home to rent out one unit and live in another.  But, I have very young kids and my wife worries about EVERYTHING.  Didn't see how I could convinced her so it made the decision relatively easy. How's wholesaling in your area?

Had a great webinar this evening with Brandon Turner on how to use BP effectively.  Thanks @Brandon Turner!

Haven't been on for a while as I was finishing another REI Education course that upsold me for about $5000 and is still asking for more $$$ to be prepare to do my first deal :-(. No worries, as nothing is free. Fortunately, I've learned a lot and am now trying to put all the pieces together.

Due to current situation, I've targeted Mobile Homes (have been following @JohnFedro) and straight wholesaling of traditional homes.

Any advise on which to focus on?

Anyone just completed your first deal?  Am interested in finding how what you did it!

Hey Joshua,

Have you thought about just doing straight wholesaling to create more capital to venture into some of the other areas mentioned?

I'm also currently renting, but believe a few flips will be a perfect start for someone in my shoes.
