Post: For Sale 3/1 Completely Rehabbed Birmingham, AL

This 3/1 was almost completely rehabbed Fall 2014 with new roof, all new windows, new electrical and plumbing, hot water heater, outstandingly refinished hardwood floors, a new kitchen, and renovated bathroom. New HVAC was placed in 2017 and brand new exterior and interior electric panels in 2018, so all major components have been updated!! Tenant just vacated 3/1/18 and the couple (no pets or kids) took such good care, it only needs paint and carpets cleaned, which will be done this week.

tenant pays all utilities of course.

I have recently placed 3 properties under PM with Alabama Rental Managers. So new that I am not yet able to comment on their service.

With out a doubt. I would recommend Memphis for your first investment. There are several good turnkey providers there.

@Chris A. Hey Chris! You're on the right track by vetting sound turnkey providers and property managers. PM is quite often what makes or breaks a good investment. I have several SFR's in Birmingham and am more than willing to share my experiences. PM me if you like.

Thank you all for your advice. I am working through this liability issue with the seller and am asking them to add an egress window as part of the request to remedy. I have some decent reasoning for this request, as the property was advertised as 3 bedroom and legally it is only a 2 bedroom. We'll see where it goes. Thanks again.

There are a ton of SFH rentals out there that would potentially have this same issue. Just curious how other investors are handling this concern?

Hello All! Looking at a single family home rental property in Columbus, OH. The property already has a long term tenant. However, they are using the basement rooms as bedrooms with out egress windows. I have found plenty on BP about turning basement well windows into egress windows, but my question is really more of a liability question. How do I either prevent the tenant from using the house in this way? Or make sure I'm covered from a liability standpoint if they do continue to use it this way? Is it as simple as having them sign something as part of the mangement contract? Looking for a solution to this specific issue, as I already have general asset protection using both LLC and insurance strategies. Thanks in advance!

@Chris Thomas So far my experience with Spartan has been good. Agree with Philip the communication has been a little on the light side. Have the 1st of 4 property inspections back so far. They've agreed to fix nearly everything on the inspection. PM if you like.
