Why do commercial RE brokers want to see Transaction and banking references when submitting a letter of intent? What exactly are they looking for? Is it necessary? Is there any way around it?

The 10 tenants and under ratio makes a lot of sense.
I would be syndicating deals and live within 45 mins of the Asset. I got downsized from my corporate job. So I've become a full time Real Estate investor.
What is the best way to identify reputable property managers that have expertise with this type of Asset in this market? Is the 5% Mgmt fee standard or is it negotiable?
With multifamily properties, many investors use the standard 50% for expenses. Do the same principles apply for expenses in retail strip centers?
Can creative financing principles, i.e. seller carry back 5%, also be applied to investing in retail properties like they are in Multifamily investing?

You indicated 19 tenants is a lot to manage. What in your estimation would be an optimal number of tenants to manage especially for someone new to the business?
