@Ron Smith hey I’m an investor in the DFW area and I wholesale homes from sellers for cash offers to investors buying homes for rental portfolio in this market and here’s my observation on the topic

It is true Frisco Plano Allen have a great appreciation, was and is hot, also true that rents have been very strong too.

But investors are still buying properties out here below market value and renting these properties out on avg.1300-$2500 a month. They have great lists and marketing to do so. But again it is saturated 

To buy out there in the 3 areas you are considering, I would ask myself in your situation am I looking to buy on the market and deal with that competition, and possibly pay slight more than comfortable or can I find a great agent or investor colleague, maybe a wholesaler whose has leads and or deals to help me find those great deals in the area but be patient.

So im looking at a property now i would like to speak with the owner on or find a number too and the house in owned in a LLC name.....I

f i am trying to contact him/her and the mail address is to a po box, what should i do? Is there an inexpensive way to do a reverse lookup or any better advice you would suggest?

hi steve s about rents in that area you could try 2 different things. 1) do you have an agent friend you could call to give you rents in that area? 2) use rentometer.com.

my best advice is use rent comps in that area from the mls to get the most accurate numbers. what i would do i use one of my real estate agent friends and say hey, " i'm looking at at property in this area and i want to know rents. since i plan on buying a prop or more a year,  and possibly buy some homes thru the mls, would you like to check out the rents in this area? take him/her out to lunch and get the convo started? win-win situation:)
