Personnally I first google property managers and reltors preferably who cater to investors, then I talk to them on the phone, you can get a good sense of how professional they are by talking to them and see if they follow up on what they say.
Once I have a trusted realtor or property manager they can help find properties, or sometimes I use wholesaler listings but I sometimes end up by passing the wholesaler by contacting the seller directly. Honestly my experience with wholesalers is not good, they offer cheap properties that have problems they don't mention. And I felt they want to rip me off by asking right away for $1000 non refundable earnest money, before inspection. So I don't mind using them too is I can and end up using their listing but not going through them.
If I found one who is staightforward and won't hide facts then I 'd pay his commision. Plus the ones I delt with, they never even saw the properties, not even living in the same state..

I have to say that so far the most effective and free option I have found is pdfescape.com

So far I have succeeded in turning a pdf into word, but now I find that it's not that great to input info on the straight lines of word, I am now going to try to see if I can edit a pdf or see how much it cost to get that function.

I have already decided to get into real estate as a business. Spending money is not going to make you successful, but investing it to save time or money will.
So if you read my posts, I am trying to find the most cost effective and least time consuming way to make offers. If like I already said I start making a lot of offers and find that spending the money for a service is worth it, then I ll do it.
But I am not going to just pay for it just because it's there, first I investigate, and that's why I started this thread. I alreay have a lot of great suggestions which I am going to test.

Yeah, I think there are ways to switch from pdf to word but when I tried I failed.
How did you get your contract saved on word?

Cool Jon, looks good, I don't know if I make enough offers yet to justify the yearly membership of $200 plus. But If I start making a lot more I will use that one.
Anyone has any cheaper yet as effective options?

This title of mine will not attract many of you I guess, sounds boring.
But if anyone made it so far and is reading this, I want a simple way to make offers from my computer without having to print a real estate agreement fill it in, and scan it back all the time.
Do any of you realtors or people who make a lot of offers use a form you keep on your computer or know a website where I can fill out the form online, type it in instead of writing it in.
Any websites that does that for free?

Well Maria, are you now making money every month? May I ask what do you get in rent?
Also, since my first post I have moved on to Indianapolis, I am currently waiting on an offer I made on a seller financing duplex that is for sale at 36k and is already rented at $500 each side, for a total of $1000/month.

Well Mike M, you seem to be where I want to be in the next few years.
I agree it's all about the numbers, I now only consider properties with a minimum of 1.6 rent ratio, if I put money down, and that leaves me a good income on each ppties whereever I am at, and including management fees.
I do believe that Warren Buffet who is an exception in the stockmarket success, did go to plants and was very thorough on all his stock purhases, from the accounting to the quality of the product.
Mike can you expand on how you finance your ppties, and what numbers you look for.
The only thing I am willing to do, is to not look at the properties. I made a point to fly and check it out with my eyes, it costs money to do so, but it's a one time fee

I think those kind of things should be legally transparent, little things like that would help the real estate market, trust, and integrity.
System is not perfect
