Does not violate the HUD intra-state sales law. I'm getting this question a lot now…

Land is completely exempt from Dodd-Frank regulations as well as RESPA.

See the attached note from http://legalwiz.com/owner-financing-dodd-frank-safe-act/ explaining that raw land is exempt from the regulations.

Here is another article stating that vacant land is again exempt from RESPA, etc.

I focus on targeting out of state owners whom owe back taxes with no emotional attachment to their inexpensive vacant land (low assessed values).

As a result, we are able to purchase at 20-30 cents on the dollar and quickly flip or owner finance at 65-80 cents on the dollar. No speculating involved. We don't go vertical and we don't depend on market factors. Simply buy low sell higher, but not retail.

I've been doing this full time since 2001. I've never lost money on a deal. I broke even on an over developed subdivision in Western Pennsylvania that had high HOA fees which hurt my selling efforts. I also bought it in 2008...

Typical land flips take 30-60 days on average from acquisition to flip.

I love this niche as it's less competitive than houses, no maintenance or tenant headaches. Plus, most sophisticated real estate investors shy away from this niche. As a result, you don't have Private Equity groups buying at the courthouse steps or other larger players involved.

Hey Garrison,

I've been flipping land full time since 2001. On smaller less expensive deals, I typically have my VA or an abstractor do my title search. I don't need to incur the expense of a title company. For houses and bigger dollar properties, I would only use a title company.

However, I just closed a 5 acre parcel in Colorado for $525 plus $200 in back taxes. Title was clean. I sold it 2 days later for over $6095 and the buyer didn't insist on closing through a title company.

Land flipping is very simple, but of course every deal is different and every County / State has their own specific laws and process.

I buy all my properties myself and sell them myself as FSBO. No need for an agent. For bigger deals, you will want to use a local real estate agent, but for smaller land deals no need.

Closing the deal is simple. I typically use notarypro.com or a mobile notary and send the deed for the seller to sign along with a cashiers check to the notary. The notary then has the seller sign the deed, notarizes it, gives the seller funds and then sends my office back the deed for proper recordation.

That's really it. I then flip the property online and rinse and repeat...
