I'm sure BP absolutely want quality questions but you can’t forget the stated goal of this blog.

Biggerpockets' tagline reads - (Biggerpockets is a) “Social network for the real estate investing community.” It’s a place for newbies and seasoned investors alike to ……..“ Learn real estate investment, get free tips & education, make deals, and grow your business.”

Newbie questions evolve from quantity to quality. So if you’re a seasoned investor, chances are that you’ll see their questions as basic (non quality) if you will. But to another newbie, that question is literally a Godsend.

Maybe using software to automatically compile and relocate all these “quantity” questions into a section of the site and herding hungry investors ( newbies et al) towards that area can be good for all. 

Heavy traffic (if you will that is) directed away from the “main thoroughfare” so the "seasoned investors" (maybe like yourself) can graze in peace without being distracted by the “quantity” that you speak of.

These RUBS articles will help. I would call these folks who specialize in RUBS and are also California based.

Funny, but you've created a nice instant "informative" poll and it's definitely telling us something. 

I hope admin is taking note. I don't know if BP's backend software is capable of this but...

If all these "most repetitive questions on BP" threads are harvested, collated and indexed in a very visible / easy to access corner of the site, I bet it becomes one of the most trafficked corners of this blog.

1: Before you make another move, make sure your rental (area/zipcode/city) isn't subject to rent control. Check out the link below for a partial answer to your next question.

2: You can raise rents all you want but if your target renter cannot afford to pay what you're asking for, you end up blowing off your own feet. 

3: Use this site to get an idea of what people are paying within a mile radius of your rental and then look at your rental and ask yourself if it competes with what others are offering (amenities. rooms. condition of your rental etc).

4: Famous Quote: "Slow down, I'm in a hurry".  I haven't been able to verify this but apparently, Winston Churchill once said this to his speeding driver when he was late for an important appointment.

I'm in your boat too - I self manage locally.  My focus is now out of state (Twin Cities) rentals. There are a few brave souls who self manage from out of state but quite a few used to live in those states prior to relocating. 

My folks in the twin cities are way too busy otherwise I'd have a liason to coordinate self management.  The challenge is to find the best property manager. They're out there. I just have to find them.
